
Tree Surveys for Homebuyers
Homebuyers are often asked by their potential mortgage lender for a tree survey, particularly if a Homebuyer Report requests one. Surveyors are experts in their own field and are not keen to comment on the expertise required from an Arboriculturalist which is why they request a separate report if they believe a tree (or trees) will compromise the integrity of the building.
As Arboriculturalists we will visit the property being considered for a mortgage, consider the behaviour of the trees which can be seen on and off site, measure the distances those trees are from the property and consider other factors relating to the potential for the trees to cause harm to the property.
Purchasing a house is a particularly stressful time for a buyer and being informed that yet another report is required adds to the stress and obviously the costs. As members of the Mortgage Insurers Group since 1998 (Licence No. 0153), we seek to provide a mortgage report within 5 days from the instruction date. As part of the service, we are more than happy to meet with the prospective purchaser on site to discuss some general tree maintenance and issues to look out for. At this meeting we will say if we think that the tree(s) are likely to cause future problems. We will always be honest with the client, giving you our best possible advice. |
